National Shortage of Affordable Rental Housing

The United States faces a severe shortage of affordable rental housing, affecting every state and metropolitan area. Nationwide, there are only 34 available affordable housing units for every 100 extremely low-income renter households (NLIHC Gap Report - 2024)

In response to the crisis-level demand for low-income housing, government programs were established to increase housing affordability and supply

  • Section 8 Housing: government assistance in the form of a voucher for eligible families to rent housing in the private market

  • Low Income Housing Tax Credit (“LIHTC”): an indirect federal subsidy that finances the development of low-income housing, allowing investors to claim tax credits, a dollar-for-dollar return, on their federal income tax returns
